Preparation of service charge budgets: All service charges are individually split and calculated on the size of the unit and in accordance with the terms of the lease.
Service Charges: We will be responsible for the collection of all service charges. This includes recovering any arrears and instructing legal action for unpaid service charges where appropriate.
Ground Rent Collection (If required): As part of our service we can collect the ground rent as part of the service charge. The ground rent will then be forwarded to the freeholder.
Communal Utilities bills: Many blocks of flats will have a communal electricity and water feed. We will manage this cost and it will be added to the service charge.
Dealing with enquiries from lessees: All enquires from a lessee or lessor regarding any ongoing maintenance to the block/building will be dealt with promptly and efficiently.
Opening and Maintaining a client account and reserve account: We will open and maintain these accounts, in compliance with RICS code of practice, as part of our service to you.
Company Secretary Service (if requested): We can act as your RMC (Residential Managing Company) company secretary for the administration and submission of audited accounts, Annual Returns and any other correspondence to the registrar of Companies.
Accounting: We are able to deal with all accounting issues such as preparation and submission of accounts. To keep detailed records of all transactions relating to the client’s property. All expenditure made from the clients account are recorded on our computerised system and certified by a chartered account if required.
100% Transparency: Pier Property Management makes no additional charges, nor is any commission made from maintenance work. Copies of all third party invoices are readily available upon request.
Computer Systems: We use a fully computerised system. This enables us to rigourously track and manage maintenance programmes and provide a reliable service
Manage Contractors and Suppliers: To source contractors required for maintaining the communal areas as stated within the terms of the lease. We can use existing contractors, if requested to do so. We also use an existing pool of highly skilled contractors who do regular work for us.
Supervision of all building works including any major works: Most leases require periodical major works on properties. We will oversee and project manage the preparation of the works, including the tender and selection of appropriate contractors and monitoring timescales. We receive no commission on these maintenance works.
Site inspections: An important task and so we make site inspections on a regular basis including health and safety and fire system inspection.
Referral for Insurance: Administering the appropriate building insurance and where appropriate other insurances including Public Liability and Directors insurance. As a Block Management company we are offered very competitive quotes.
Fire Safety: To organise regular testing of fire safety equipment within your block and any other security equipment.
Section 20: To serve Section 20 notices to ensure any additional works comply with the requirements for consultation.
